The Final Plat for the Wellington Business Center, Phase 1A, was unanimously approved. This is the building permit phase for approximately 10 acres of commercial property south of Wine Cup Street and west of the I-25 Frontage Road.
Amended site development plans for Lots 1 and 2 of the Bonfire Subdivision projects were unanimously approved. This is an already approved commercial site on the east side of N. County Rd. 7 and north of Glow Ave.
The Planning Commission meeting scheduled for July 7 has been cancelled. The next meeting will be on Aug. 4.
Planning Director Bird presented minor revisions on a final plat review, including a public hearing for approximately 10 acres of commercial property south of Wine Cup Street and west of the I-25 Frontage Road. If approved by the commission, the final plat will pass on to the Board of Trustees for approval, which would allow the building permit phase to begin. Minor revisions include:
- Updating Owner Certification
- Updating Attorney Certification
- Correcting labeling
- Modifying easement dedication language
- Modifying a Town water and sewer easement to be exclusive and adjust width
The Final Plat for the Wellington Business Center, Phase 1A, was unanimously approved and will be reviewed for final approval at the June 10 Board of Trustees meeting.
Changes for lots 1 & 2 of the Bonfire Subdivision were unanimously approved by the committee. A site development plan was originally approved on Nov. 07, 2022. The owner of the development intends to make the following amendments:
- Increase the building height from 28 ft. to 37 ft. The height increase still meets the Land Use Code requirements.
- Add additional landscaping, parking, and illumination.
The owner of the project told the planners the reason for the height change is to accommodate heating, ventilation and air conditioning (HVAC), electrical utilities, and additional space for required maintenance.
Planning Director Bird asked the commissioners if they wanted to move or cancel the July 7 meeting. Bird cited the July 4 holiday weekend, and said he currently has no action items for the scheduled meeting. The committee unanimously approved cancelling the July meeting.
